n Engineering Inc. was commissioned in 2019 with providing engineering services for a 0.74-acre site in Cobourg, Ontario. This site now hosts a gas station plaza featuring a 4-pump gas bar, a convenience store and a Tim Horton.

The engineering scope encompassed a variety of services, including:

  • Site servicing and grading
  • Stormwater management planning
  • Ongoing general review and oversight during construction

Situated in development area of the Town of Cobourg, the location is surrounded by a mostly residential neighborhood and schools. Additional study was undertaken to assess the capacity of existing sanitary sewer up to the Sewage Treatment Plant. The team developed a stormwater management plan to control runoff and minimize environmental impact, ensuring compliance with local regulations.

Construction activities commenced in September 2021, with n Engineering diligently overseeing the progress through periodic site visits. The team ensured that construction proceeded as scheduled, with a strong emphasis on safety. At each visit, the team documented the work completed at that time and outlined the subsequent steps in the construction process. The project was successfully completed in November 2023.

The project addressed concerns with local regulations, utility coordination, and stormwater management. Environmental concerns, such as runoff impact and sustainable drainage, were key considerations. The project was completed, despite the complexities faced. The gas station plaza now serves as a valuable community asset, offering essential services. The collaboration between n Engineering Inc. and n Architecture Inc. resulted in a well-integrated final product.
